Step 1: UBC Sauder Real Estate Licensing Course

All BC real estate licensing education runs through UBC Sauder's Division of Real Estate. Self-paced online with a mandatory exam. Content covers real estate law, agency, contracts, property types, financing, and ethics.

Cost: approximately $1,150. Time: 3–6 months for most people. The exam is 3.5 hours, multiple choice, 70% to pass, three attempts.

Step 2: BCFSA Application

Once you've passed the UBC course, you apply to the BC Financial Services Authority. Requirements: UBC completion certificate, criminal record check, errors and omissions insurance, and a managing broker sponsor.

BCFSA application fee: $500. E&O insurance: $700–$1,200 per year.

Step 3: Managing Broker Sponsorship

You cannot hold a BC real estate licence independently. Every licensed salesperson must be sponsored by a managing broker. Most brokerages are open to newly licensed salespeople.

My timeline

Started UBC course March 2026. Targeting exam by July 2026, BCFSA application August, managing broker lined up before application. Realistic scenario: licensed and active by September or October 2026.

UBC + exam: $1,150. BCFSA application: $500. E&O insurance: $900. Criminal record check: $75. BCFSA annual fee: $300. Rough total: ~$2,925.
